ReplyThis is a wonderful discussion of the problems and appeal of living in Chapelgate. As an Odenton-based realtor who's worked with eight families this year looking to buy and rent homes in this area, I can tell you that not a single one of them explicitly considered Chapelgate as a neighborhood they wanted to live in -- despite the fact that Chapelgate fit their price range and their choice of schools for their kids. In fact, when I presented these buyers with information on the properties available in Chapelgate, they all immediately struck the homes from their lists. And two of these families were relocating from Germany! Thanks to the internet and the research they did on their own, they formulated negative opinions on Chapelgate from that far away. When working with home buyers, I make no attempts to sway clients one way or another, because it's illegal for me to do so. But I have shown a lot of Chapelgate homes to buyers during my time as a realtor, and helped people move from there. And it is a fact that the homes are relatively older and many of the homeowners/landlords do not do a good job of maintaining the properties. As the commenters above have noted, their are several other negative issues, too. I think Chapelgate can and will return to its "former glory" at some point. After all, if places like D.C's Georgia Ave/Petworth section and Baltimore's Patterson Park can re-emerge, any place can. But it might not happen as quickly as residents there would like.

I'm not sure about this. My impression is that there are a variety of models on the market that will meet the new requirements. Some may have the photo sensor and some may not.

I have not talked to fire department officials in regard to this matter. Given that the requirement is so new, local fire officials may not have yet developed a policy on this.

ReplyI'm afraid that those with an interest in buying the property may be too late. The property went under contract to a buyer March 13. It was listed as a 3 BR, 1 BA rancher. The property is being sold "as is," meaning that the seller will not make repairs. The property was on the market 43 days before the offer was accepted. There is an inspection contingency with the offer. No word on whether the inspection has taken place or how the inspection turned out. The listing broker is Coldwell Banker Residential Brokerage in Severna Park.

Of the 13 attached homes sold in Odenton last month, five were townhomes, with an average sale price of $328, 045. Seven of the attached homes sold last month were condos, with an average sale price of $212,074. Of the seven condos, three were located in Odenton's 55+ communities and those three had an average sale price of $226,166. -

ReplyAmeristar Homes, based in Glen Burnie, is building this community. As a realtor who sometimes deals with the firm, I can tell you that only three of the 14 Crawford's Knoll lots are still available. Ameristar builds a quality product. They are one of only nine Certified Master Builders in the state of Maryland (out of 2,300 total home builders).

ReplyGreat article, Greg. Retailing in this day and age is such a cutthroat business, with the emergence of online shopping and other factors. The owners of the Odenton shopping center did sink a bunch of money into updating the appearance of the facility a few years ago. But in my opinion, the decor/design is probably more offputting than before. Certainly, the locals will continue to patronize the stores there, as long as there are enough core business that stay around. But if you live in Gambrills, Crofton or even Severn, you have plenty of other choices for shopping. A good grocery store would help increase traffic somewhat. But all of the major grocery store chains already are represented around here, so which one would come? And would shoppers switch their allegiance to that store? I don't see the financial prospects of the shopping center changing dramatically either way from what they are now.

ReplyI have no strong feelings either way with respect to gun control issues. All I know is I have on old shotgun that was examined by an expert, and he told me not to ever fire it because it's damaged internally. I'd like to find a gun buy back event, just to get rid of it so no one gets hurt. So I think buy back events are good for that reason.

ReplyI love Italian food and I WANTED to like the Italian Market. But I found the food pricey and below average in quality. The manager once was rude to me when I asked if they carried a certain kind of cheese for a recipe I was making. He barked that I didn't know "what the hell I was talking about." Also, I like wine and at first was excited to try the Italian varieties they carried in their "market." But honestly, nearly all of them were horrible. I've never been to an Italian place where all of the wine was terrible. It just didn't compute. Consumers have a lot of choices. Businesses that don't measure up don't stand a chance. I'll take Mama Romas any day.
