A national home builder purchased land in both Severn and Arnold that is prepped for development.
A national home builder has spent about $20 million for two parcels of land slated for development, including a 116-home project in Severn. The Baltimore Sun reports that this was the largest land acquisition of unimproved land in the county this year. D.R. Horton, which owns land in 28 states across the country, purchased the land from Koch Development, according to Annapolis-based Hogan Cos., which is representing Horton. Horton purchased land for two approved developments—Millstone Village in Severn, a 116-lot development between Reece Road and Loving Road, and Canterbury Village in Arnold, which is a 130-lot development off of Jones Station Road. The Hogan Companies said a deal to build more than 200 apartments near the fire station fell through. They are seeking a new partner.
A company looking to build apartments across from the Odenton Volunteer Fire Company said it is looking for a new development partner, after a previous builder was unable to find financing. The Hogan Company, which owns land at Nevada Avenue and Hale Street in Odenton, said it is still committed to developing more than 200 apartments at the site, and hopes to secure a new partnership before the summer. The company had previously struck a deal with Bonaventure Realty to develop the site, but the partnership fell through when banks failed to loan the money for construction. An Annapolis developer said he will scale back plans for new homes along North Patuxent Road after hearing feedback from local residents and historians. Tim Hogan of The Hogan Companies said he will likely draw up plans for about 60 three-story townhomes on eight acres just to the east of the Odenton MARC station, and will keep intact at least two historic homes. Earlier plans had called for apartments or as many as 90 townhomes as high as four stories. An Annapolis-based developer said it will meet with members of the Odenton Heritage Society, after the group recently objected to its efforts to build a mixed-use project near North Patuxent and Odenton Roads. Tim Hogan of The Hogan Companies said he would like to talk with the society, whose members recently told a local planning board that it did not believe plans for the site were keeping with the area’s status as a historic district. “We want to hear what their concerns are,” Hogan said. Development on North Patuxent Road could have residential, business mix.
Odenton residents soon could forgo commutes in favor of living where they work if a proposed development of townhomes and businesses gets county approval. Officials from the Hogan Companies and its engineers presented plans for the project, tentatively called the North Patuxent Road Development, to the Odenton Town Center Plan Oversight Committee Tuesday. The committee is appointed by the county to review plans related to development projects in Odenton. It is charged with ensuring development is line with guidelines set in the Odenton Town Center Master Plan. The project would call for possibly 12 businesses and townhomes off North Patuxent Road.
