Developer Seeks to Tweak North Patuxent Plans

The Odenton Town Center Plan Oversight Committee will meet on April 30.

The Odenton Town Center Plan Oversight Committee will meet next week to review three real estate projects.  Here's a look at the draft agenda for the April 30 meeting.  A full copy of the draft agenda, which is subject to change, is attached. The town center committee will meet April 30 at 6:30 p.m. at the Western District Police Station, 8273 Telegraph Rd., Odenton.

Light Agenda for Tuesday's Town Center Meeting

There will be no new projects up for review by the Odenton Town Center Plan Oversight Committee.

It appears the Odenton Town Center Committee will have a short meeting when it holds its August session Tuesday. A draft agenda of Tuesday's meeting shows no new development projects up for review, marking a change of pace in what has otherwise been a busy summer. The agenda (attached) shows just two main items. The first allows for one hour for the committee to become more aware of the protocols and timelines set forth in the Odenton Master Plan. Specifically, the committee will go over sections of the plan that outline rules for reviewing projects expeditiously. Landlords To Provide Update on Odenton Shopping Center

The Odenton Town Center Oversight Committee will meet Tuesday.

Landlords for the Odenton Shopping Center will offer an update on new tenants and improvements to the development at the next meeting of the Odenton Town Center Plan Oversight Committee. According to a draft copy of the agenda for Tuesday's meeting, representatives from Nellis Corp. will seek a recommendation to move forward with architectural changes to the buildings at the center. Nellis has been working to finalizes leases for the former Superfresh and Spunk Fitness sites. Most of the stores in the shopping center are run down. The liquor store is the worst in the area, the CVS is dull and dated and now with the Fashion Bug going out of business it will be another empty spot. The rennovations being made to the old gym area look great, but is the space leased out yet? Odenton Sewer Line Work on Track

Planning of a major sewer line through Odenton has avoided any major hiccups and should be completed on schedule, officials said.

A major sewer line that will serve large portions of new development in Odenton is on track for completion, said a lead member of the Odenton Town Center Plan Oversight Committee. On Tuesday Committee Chairman Jamie Fraser said county officials told him preparations were going smoothly. Most importantly, he said the county was done acquiring rights of way from landowners. The sewer line stretches along Town Center Boulevard and would serve major development projects in the core part of the Odenton Town Center. Officials said they expect to identify a contractor this fall, and the project could be completed by the beginning of 2014. Construction on Patient First, Medical Building Moving Fast

Activity continues at a fast pace at the Odenton Gateway complex.

The next phase of the Odenton Gateway project is well under way, with a medical building and urgent care clinic under construction. Anyone driving along Annapolis Road can see the new Patient First building under construction. Crews began working on the roof of the uniquely shaped building this week, and hope to open for business by the fall. Construction teams have also erected the steel frame of the 60,000-square-foot medical building, which will be operated by Johns Hopkins and Anne Arundel Medical System. All of this construction, of course, comes in addition to the more than 250 apartments under development in the back part of the property. Rieve's Moves into Temporary Location

The deli and convenience store will operate across from the police station on Telegraph Road for the next six months, while its existing historic building is moved.

Rieve's Deli has moved into a temporary spot on Telegraph Road, while work begins on moving its historic building to a new location. The deli and convenience store will operate across from the Western District police station, in the building formerly occupied by the former pet daycare center and next to Seven Oaks Auto. Rieve's employees said they expect to be in the temporary spot for about six months. Workers were still moving in shelving and bringing in food items as of Monday. Over the next six months, the existing Rieve's building on Piney Orchard Parkway will be picked up and moved to the southwest, facing Odenton Road. A new Walgreen's pharmacy will then take its place. 'I Want To See How It Turns Out'

Norm Myers has been working to see the Odenton Town Center come to fruition longer than almost anyone. At 73, he's still at it.

During a recent meeting of the Odenton Town Center Plan Oversight Committee, Norm Myers got up from his seat at the table, politely excused himself and walked out. It was hard to blame him, as the meeting had stretched into its fourth hour and there were still big items on the agenda. But Myers’ early exit was striking, because as far as anyone could recall, he had never missed a minute of any meeting. Truth be told, he went home because he was scheduled for surgery the next morning. In retrospect, it was remarkable he showed up for the meeting in the first place. The 73-year-old Myers has helped to plan Odenton for more than 20 years and has served as the longest-running member of the town center committee. It’s an advisory committee that…

Definition of 'Retail' Tested in Latest Town Center Project

With the market for stores and restaurants slow, a developer is seeking different ways to satisfy requirements for retail in the Odenton Town Center.

What is the definition of “retail?” That was the big question Tuesday night as the Odenton Town Center Plan Oversight Committee reviewed a plan for new apartments and a fitness center in the heart of town. Bonaventure Realty presented a proposal for 232 apartments connected to a gym, community center and five live-work units on the street level. The complex, known as the Aura at the Town Center, would be constructed on Hale Street and Nevada Avenue, across from the Odenton Volunteer Fire Company. The town center master plan calls for that area of Odenton–known as the “core”–to include “a diverse mix of retail, office, civic and housing uses combined to create a vibrant live/work community.” It requires all developments to have 100 percent …

Town Center Committee to Visit Historical Center Tonight

The Odenton Town Center Plan Oversight Committee will meet with members of the Odenton Heritage Society to learn more about the town's historic district and its role in guiding development.

The following is a letter from Donald Price, chairman of the Odenton Town Center Plan Oversight Committee.
