Update on Projects in the Odenton Town Center

The county recently offered an update on development projects that have come before the Odenton Town Center Plan Oversight Committee.

The Odenton Town Center Plan Oversight Committee recently asked for an update from Anne Arundel County on the status of development projects in Odenton. Specifically, it was seeking the latest information on developments that had come before the committee for approval. This chart offers detail on the status of 15 projects in the Odenton Town Center.

Project Name Location Description Development Status Comments Academy Yards (old Nevamar facility) Telegraph Road, just north of the intersection of Route 175. 54-acre mixed-use project. Developer StonebridgeCarras is working on plans for 471 apartments that would serve as Phase 1.  Approved with modifications StonebridgeCarras is seeking loan for development. Demolition will start when loan is secured. Town Center Commons Town Center Boulevard, near intersection of Route 175 104 townhouses and 106-room hotel.  Approved Townhouses by Ryan Homes are under construction and being sold. Odenton Gateway Route 175, just west of traffic circle 18-acre development that includes 250 apartments and a 60,000 square foot medical building from Anne Arundel Health Systems and Johns Hopkins. Final phase approved Medical building under construction, scheduled for completion in spring 2013. Alta at Town Center Nevada Avenue and Hale Street 6.63 acres with about 200 apartments and street level retail. Sketch plan approved Oxford Properties hopes to break ground in 2012 or 2013. Walgreens Adjacent to Ace Hardware on Piney Orchard Parkway Walgreens Pharmacy. Store would be placed at site of Rieve's Deli. Rieve's building would be moved to a site to the southwest. Pole barn garage is also planned. Site plan approved Development timeline unknown. 7-Eleven Store Route 175 and Odenton Road, near roundabout 7-Eleven store planned for former gas station site. Site plan approved Developer AJ Properties is adjusting roof line and elevations to comply with master plan.  Royal Farms Blue Water Boulevard and Route 175 Gas station and convenience store. Approved Completed and in operation. Bonaventure Townhouses Oakton Road and Route 175 28 town houses by Ryan Homes. Approved Construction is nearly complete, homes are being sold. Meade Center Route 175 in North Odenton, across from Fort Meade. Mixed-use project with apartments, retail and offices. Sketch plan approval Funding secured. Brokers are working with prospective tenants and construction could begin by year's end. Winmark Center (Odenton Health and Technology) Route 175, opposite Odenton Shopping Center Four-story office building on 3.41 acres. Site plan, sketch plan approved Project is being marketed and construction will begin when it is 50 percent leased. Seven Oaks Office Building Seven Oaks Shopping Center 68,000 square foot office building. Construction complete

Sources said that Halle Cos. expect to lease the building to a single tenant. 

Transit-oriented project at MARC Station Odenton MARC Station 24-acre property would include a mix of homes, shops and restaurants, plus parking garages for more than 4,700 cars. Development would be led by Osprey Properties. Concept was first introduced in 2006. No formal movement since Developer, county and state hope to complete master development agreement by this fall. Work can not begin until completion of major sewer line. Village at Odenton Station Town Center Boulevard and Duckens Street, near the MARC Station Mixed-used project with 235 apartments and 60,000 square feet of retail. Some underground and above-ground parking for residents. Under construction First phase could be completed by Spring 2012. Independence Park Intersection of Route 32 and Route 175 The Halle Cos. have proposed two major office buildings totaling 300,000 square feet of space and a parking garage.  Major sketch phase Multiple parcels awaiting different stages of review. Royal Inn 1600 block of Route 175 62,000 square feet of motel. Commercial site plan approved County office of planning and zoning has not communicated with the owner since 2009. No permits have been issued.

Great update! Hopefully all of this will entice some more retail to Odenton, like a replacement for the StupidFresh and maybe some more fast food.

Mark - I was once told that a survey revealed Sonic as the #1 most-requested restaurant in Odenton. So you're not alone.

Thanks, Tim, and yes, the survey we did with the West Anne Arundel County Chamber revealed that Sonic was the #1 requested restaurant, and they are looking at the market.

As someone who works in Odenton, I'd love to see us get some more healthy food options for lunch. Fresh sandwiches, wraps, or soups would be ideal. I see plenty of options for fried stuff already.

Just wondering if anyone knows of job openings with all the building that is taking place here. My son-in-law was a construction supervisor. He was excellent and worked at many positions. He was a liason between new homeowners and builders, he also supervised, managed work crews. Prior to that he installed sprinkler systems, then became a supervisor and inspector.

The last plans submitted to the county for the site across from the Dunkin Donuts were for a BP gas station and convenience store. I sit on the Odenton Town plan Oversight Committee, and we had been asking for updates from county staff on that project, and they had been having problems getting in touch with Eastern Petroleum, the developers of the site, when all of a sudden, the buildings started coming down.

I hope that in all of this planning and building something is created for the kids in this area. They have skating but basketball courts, tennis courts and skateboarding areas would be great for keeping all our kiddos busy and out of trouble. More safe walking areas would be good for everybody.
